Escrituras - This is your Official Deed. Ensure there is an escritura on property and land. Your agent should verify and obtain a copy. If there is no escritura, RUN!

Ejidos - STAY AWAY. Foreigners can NOT own on ejido land. It is nationalized agrarian land, and sometimes scammers try to sell to foreigners.

Federal Zones: If you are near a Federal Zone the Deed (escritura) will be held in a Fideicomiso (bank trust) 50 kms of an ocean, 100 kms of an international borders a Federal Zone.

Fideicomisos are Normal - You are the legal owner - a Fideicomiso de Zona Restringida (Real Estate Trust of a Restricted Zone) is a legal document with which a Mexican bank will, for lack of a better word, lend you their name so you can use and manage the property. If you are outside the Federal/Restricted Zone, you do NOT need a fideicomiso.
